Job Description Summary

Manages the day-to-day operations of an assigned property including managing the team members, daily activities, and resources to achieve budgeted financial and operational goals, while ensuring compliance with Company policies and applicable laws and regulations governing multi-family housing operations.

Responsibilities

  • Provides input into the development of budgets for the property by analyzing financial statements, reviewing current and projected marketing information, and accessing operational reports to establish performance patterns.
  • Meets targeted revenues by setting rent rates, ensuring rent and fees are collected in a timely manner, making financial deposits, and preparing monthly financial status reports.
  • Approves invoices from vendors and service providers, ensures validity of insurance certificates, codes charges, and coordinates communication between vendor, accounting, and owner as needed.
  • Controls expenditures within the approved budget and manages petty cash fund maintenance.
  • Oversees lease enforcement by approving applications, managing renewals, conducting inspections, following notice requirements, evictions, and collecting late fees as allowed by the lease terms.
  • Gathers and analyzes market and economic trends to inform short- and long-range marketing and leasing strategies to meet occupancy and revenue goals.
  • Promotes resident satisfaction by responding to complaints and requests in a timely manner and ensuring maintenance staff meet company standards for service requests.
  • Conducts regular property inspections to ensure safety, cleanliness, and appearance of property, grounds, buildings, and amenities.
  • Supervises property staff by interviewing, hiring, orienting, and training employees and managing performance per company policies and values.
  • Assists in managing client/owner relationships by meeting with owners, conducting property tours, providing performance updates, and responding to owner requests.

Physical Demands

  • Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
  • Work indoors and outdoors in all weather conditions.
  • Lift up to 25 pounds independently, 50 pounds with assistance.
  • Occasional travel to other properties, training, or meetings.
  • Flexible work schedule including on-call duties during evenings, weekends, and holidays.

Salary & Benefits

Salary range: $80,000 - $88,000

Additional compensation: Bonuses may apply based on role (corporate vs onsite positions) and performance. Benefits include medical, dental, vision, life insurance, paid time off, holidays, onsite housing discount for eligible roles, sabbatical after long service, 401(k) with company match, parental leave and fertility benefits, Employee Assistance Program, and other voluntary benefits. Benefits may vary by role and location.
