Job Description
Manages the day-to-day operations of an assigned property, including managing team members, daily activities, and resources to achieve established budgeted financial and operational goals. Ensures compliance with Company policies, Fair Housing, ADA, Fair Credit Reporting Act, and other relevant regulations.
Responsibilities
- Provide input into the development of budget(s) for the property by analyzing financial statements and operational reports.
- Meet targeted revenues by setting rent rates, ensuring timely rent and fee collection, making bank deposits, and preparing monthly financial status reports.
- Approve vendor invoices, reconcile work performed or products purchased, ensure validity of certificates of insurance, code charges appropriately, and manage vendor communication.
- Control expenditures by staying within approved budget constraints and manage petty cash fund balance.
- Oversee lease enforcement, including resident applications, renewals, inspections, notices, evictions, and collection of late fees.
- Analyze current market and economic trends, and implement marketing and leasing strategies to achieve occupancy and revenue goals.
- Promote resident satisfaction by responding to complaints and service requests promptly and ensuring maintenance standards are met.
- Conduct regular property inspections to maintain safety, cleanliness, and appearance.
- Supervise property staff, including interviewing, hiring, orienting, training, and performance management.
- Maintain client/owner relationships through meetings, property tours, and information updates.
Physical Demands
- Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work inside and outside in all weather conditions.
- Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
- Travel may be required to assist other properties, attend training, business meetings, and other necessary situations.
- Work a flexible schedule, including “call” during evenings, weekends, and holidays.
Compensation
Salary range: $70,000 – $80,000.
