Job Summary
We’re hiring a Community Manager with previous HOA management experience to manage a small, well-defined portfolio of communities. This hybrid role offers the flexibility of remote work combined with meaningful in-person engagement. You will work closely with a limited number of volunteer HOA boards, building strong, trust-based relationships and helping their communities run smoothly — from daily operations to long-term planning.
What You’ll Be Responsible For
- Lead Day-to-Day Operations: Serve as the main point of contact for homeowners and board members. Track requests, manage vendors, and keep the community running efficiently.
- Board Support & Meeting Management: Prepare for and attend board and owner meetings (a mix of in-person and virtual), take minutes, and follow up on decisions and action items.
- Architectural Review Coordination: Assist the Assistant Community Manager in the ARC process in partnership with boards and consultants, ensuring guidelines are upheld and communication is clear.
- Special Project Oversight: Facilitate board-approved improvements, maintenance, or vendor changes, ensuring timelines and budgets stay on track.
- Admin & Communication: Maintain up-to-date records, draft homeowner communications, and coordinate annual and board meetings.
- Compliance Oversight: Work with inspection staff and assist with consistent enforcement and homeowner correspondence as needed.

Qualifications
- High School Diploma
- Two Year college degree preferred or combination of experience and college
- Experience in Community Association Management or equivalent
- CMCA certification preferred
- Proficiency in Microsoft Office applications (Word, Excel, Access, PowerPoint)
- At least 18 years old with valid Oregon Driver’s License and good driving record
- Basic understanding of accounting principles and financial reports

- Provide prompt and courteous service to all Board members and Owners to ensure experiences are distinctly superior.
- Follow all appropriate policies while continually improving standards of operation.
- Follow all safety procedures.
- Meet or exceed standards as evaluated on Aperion Management’s performance review.

Duties & Functions
- General office and clerical duties, including typing, filing, correspondence, and reports.
- Manage high volume of emails and phone calls in a prompt, professional manner.
- Develop and maintain strong working relationships with all owners and Board members within the portfolio, as well as Aperion staff.
- Act as liaison between owners, the Board and Committees.
- Perform on-site Community inspections and follow up on maintenance and compliance issues.
- Assist owners with questions regarding assessments and billing.
- Maintain high standards of professional appearance.
- Work in compliance with company policies and applicable laws and regulations.
- Emergency/on-call duties as assigned.
- Create annual operating budgets and ensure the fulfillment of the Management contract including monthly deliverables.
