Community Manager role overview and requirements.
Overview The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. As on-site leader, you will supervise all aspects of the property and staff to ensure compliance with company policies, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities Personnel Management
Regular/daily onsite attendance is required
Screen, hire, train, coach, and develop on-site staff using consistent techniques & company directives
Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with training benchmarks
Complete weekly/daily office & maintenance staff schedules and assignments
Address performance problems; document, communicate with supervisor and HR, and terminate appropriately when necessary
Promote harmony and quality job performance of staff through support and effective leadership
Ensure staff compliance with Company policies and procedures
Financial Management
Achieve strong net operating income through cost control and revenue & leasing improvements; identify trends and recommend strategies
Develop yearly operating budgets/forecasts
Monitor timely receipt and reconciliation of deposits, rent collections, and charges
Monitor timely receipt, reconciliation, and coding of vendor invoices
Ensure property closeout is completed on time and ownership financial reports are accurate
Strategic Leasing Management
Develop yearly marketing plan and use marketing strategies & systems
Ensure leasing techniques are effective in obtaining closures; follow-up, signing/documentation, and reporting are accurate
Address resident complaints, concerns, and requests to ensure satisfaction
Develop and implement resident retention programs
Effectively show, lease, and move in prospective residents
Administrative & Maintenance Management
Ensure administrative & leasing reporting is accurate and submitted on time
Head emergency team for the property and respond to property emergencies per guidelines
Maintain property appearance; conduct regular inspections and ensure timely repairs
Plan and utilize property resources, equipment, and supplies economically
Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency
Other
Must have reliable transportation due to on-call requirements
Qualifications High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in housing, or related experience
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
Ability to understand and perform on-site software functions; basic computer skills required
Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements Ability to communicate with others, operate in various environments, and work overtime, weekends, and nights as needed
Regularly required to stand or sit for extended periods and to move about the property
Occasionally required to ascend/descend ladders and stairs; lift up to 25 lbs; work in varying temperatures and outdoor conditions
Licenses/Equipment Must have reliable transportation due to on-call requirements
Compensation and Benefits Salary Range: $30 per year to $32 per year
