This role supports on-site operations under the supervision of the Regional Manager, overseeing personnel, leasing, maintenance, financial, administration & risk management, while ensuring compliance with Asset policies, safety and fair housing guidelines, and liability considerations.
Responsibilities
- Personnel Management
- Regular/daily onsite attendance is required
- Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
- Ensure staff effectiveness through ongoing training, coaching, and guidance in line with Asset training benchmarks
- Complete weekly/daily office and maintenance staff schedules and assignments
- Address performance issues, document appropriately, communicate with supervisor and HR, and terminate when necessary
- Promote harmony and quality job performance through supportive leadership
- Ensure staff compliance with Company policies and procedures
- Financial Management
- Aim to maximize net operating income through cost control and revenue/leasing improvements; identify trends and recommend strategies
- Develop yearly operating budgets/forecasts
- Monitor timely deposits, rent collections, and charges; ensure timely submissions
- Monitor, reconcile, and code vendor invoices
- Ensure property closeout is completed on time and ownership financial reports are accurate
- Strategic Leasing Management
- Develop yearly marketing plan and use marketing strategies and systems
- Ensure leasing techniques yield closures; follow-up procedures; accurate reporting
- Address resident complaints, concerns, and requests to ensure satisfaction
- Develop and implement resident retention programs
- Show, lease, and move in prospective residents
- Administrative & Maintenance Management
- Ensure administrative and leasing reporting is accurate and timely
- Lead emergency response to property incidents in line with company guidelines
- Maintain property appearance; inspect and ensure timely repairs
- Plan and efficiently use property resources, equipment, and supplies
- Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency
Education/Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in housing, or equivalent combination of education and experience
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
- Ability to understand and perform on-site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Regularly communicate with others; ability to handle tasks and work overtime, weekends, and nights (emergencies)
- Stationary and occasional movement; ability to move between worksites
- Occasionally ascend/descend ladders, stairs, and other structures; lift/carry up to 25 lbs; work in various environments and temperatures
License/Equipment
- Must have reliable transportation due to emergency on-call requirement
Salary Range: $80,000 per year to $90,000 per year
