Responsibilities
- Oversee, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community.
- Assist in delinquency and rent collection to optimize the property's cash flow and financial position.
- Manage all phases of operations (personnel, leasing, maintenance, financial, administration, risk management) in the absence of the Community Manager.
- Supervise property and staff to ensure compliance with company policies, safety and fair housing guidelines, and liability considerations.
- Post all payments and income from applicants, current residents, and non-current residents accurately and timely.
- Process and reconcile daily accounts receivable; follow up on bad debt including late notices, resident/guarantor contact, and evictions.
- Assist the property in meeting budgeted revenues, expenses, and Net Operating Income.
- Post charges to resident and non-current resident accounts and bill back utilities where applicable.
- Complete end-of-month closing procedures and reporting; maintain organized records and audit resident files.
- Walk units, post move-out charges, statements, and security deposit refunds.
- Ensure excellent customer service and timely response to maintenance service requests.
- Plan for and utilize property resources, obtain bids/pricing from vendors, and manage contractor relationships.
Qualifications
- High School Diploma or Equivalent; Bachelor’s degree preferred or two years of housing industry experience, or an equivalent combination of education and experience.
- Ability to understand and perform onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly remain in a stationary position, with occasional movement around the property; communicate with others to exchange information; may require lifting up to 25 lbs.
- Occasionally move about to accomplish tasks or move between worksites; may work overtime, weekends, or night hours in emergencies.
Salary Range
$20 per hour to $22 per hour
