Overview The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As an on-site leader, you will supervise personnel, leasing, maintenance, financial administration, risk management, and ensure compliance with Asset Living policies, safety, and fair housing guidelines. Essential Duties & Responsibilities Personnel Management Regular/daily onsite attendance is required Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks Complete weekly/daily office and maintenance staff schedules and assignments Address performance issues, document appropriately, communicate with direct supervisor and HR, and terminate when necessary Promote harmony and quality job performance through support and leadership Ensure staff compliance with Company policies and procedures Financial Management: develop budgets/forecasts, monitor deposits, rent collections, and charges, and ensure timely submissions Monitor vendor invoices and property closeout; ensure accurate financial reports Strategic Leasing Management: develop yearly marketing plans, implement leasing strategies, and ensure timely lease signings and documentation Address resident complaints and requests to ensure satisfaction; develop retention programs Lease, show, and move-in prospective residents Administrative & Maintenance Management: ensure accurate reporting, manage emergencies, monitor service requests, and maintain property appearance Plan and utilize property resources, obtain bids, and supervise maintenance, construction, and rehabilitation for timely completion Qualifications & Experience High School Diploma or Equivalent; Bachelor’s degree preferred, or four years’ housing industry experience; or equivalent combination Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred Ability to perform on-site software functions; basic computer skills Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements Ability to communicate effectively, work flexible hours including overtime, weekends, and nights as needed (emergencies) Occasionally lift and carry up to 25 lbs; navigate stairs, ladders, and varied environments Work in various temperatures and outdoor conditions as applicable License / Equipment Must have reliable transportation due to emergency on-call requirements Compensation & Benefits Salary Range: $115,000 per year Asset Living offers a comprehensive total rewards package including medical, dental, vision, life, disability insurance, 401(k) with employer matching, commission and performance bonuses where applicable, paid sick days, and company holidays.
