Responsibilities
- Oversee all operations of a housing community under the supervision of the Regional Manager
- Manage personnel, leasing, maintenance, financial administration, risk management, and safety compliance
- Lead onsite staff to ensure adherence to Asset Living policies, procedures, safety, and fair housing guidelines
- Direct and coordinate staff scheduling, training, coaching, and development
- Monitor leasing activities, showings, lease signings, and move-ins; ensure timely and accurate reporting
- Develop and implement resident retention programs and address resident complaints and requests to ensure satisfaction
- Prepare and manage annual operating budgets and forecasts
- Monitor revenues, expenses, deposits, rent collections, vendor invoices, and financial reporting
- Plan marketing strategies, lease-up activities, and leasing techniques to optimize occupancy and revenue
- Plan, supervise, and inspect property appearances and maintenance; coordinate emergency responses as part of on-site leadership
- Ensure accurate and timely administrative and leasing reporting
- Maintain compliance with applicable laws and company policies; ensure all staff adhere to procedures
Qualifications
- High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in housing, or equivalent combination of education and experience
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
- Ability to perform on-site software functions; basic computer skills required
- Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
- Must be able to communicate with others, perform required tasks, and work overtime, weekends, and night hours as needed (emergencies)
- Regularly required to stand, walk, or sit for extended periods; move between worksites
- Occasionally required to ascend/descend ladders, stairs, and to move and lift items up to 25 lbs; work in various environments and temperatures
License/Equipment
- Must have reliable transportation due to emergency on-call requirement
Compensation and Benefits
Salary Range: $100,000 per year to $105,000 per year
