Overview

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Personnel Management – regular daily onsite attendance is required; use company directives to screen, hire, train, coach, and develop on‑site staff; ensure ongoing training and coaching; complete weekly office and maintenance staff schedules; address performance problems and document communication with supervisor and HR, terminating appropriately when necessary.
  • Financial Management – achieve high net operating income through cost control and revenue improvement; develop yearly operating budgets and forecasts; monitor rent collections and vendor invoices; ensure property closeout accuracy.
  • Strategic Leasing Management – develop yearly marketing plans; use effective leasing techniques; handle resident complaints; implement resident retention programs and move‑in procedures.
  • Administrative & Maintenance Management – maintain accurate and timely reporting; head emergency team; monitor service request turnaround; maintain property appearance; manage property resources and equipment; direct maintenance, construction, and rehabilitation activities.

Education & Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred or four‑year experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills required; basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Communication and repetitive wrist, hand, and finger motions; overtime, weekends, night hours (emergencies) required.
  • Stationary, standing, or sitting for prolonged periods, moving between worksites.
  • Ladder ascent/descent, stairs, scaffolding, and other tasks up to 25 lbs.; operate machinery or power tools and motor vehicles; work in various environmental conditions.

License / Equipment

  • Reliable transportation due to the emergency on‑call requirement.

$85,000 per year to $90,000 per year
