Summary

The Property Manager is fully accountable for the day-to-day property operations, overseeing and enhancing the value of the property. The role works with upper management on property objectives, annual budgets, and develops the property team to maximize performance. The manager takes a hands-on approach to duties and facilitates the successful performance of others.

Essential Duties and Responsibilities

  • Prepares and implements a marketing plan for the property.
  • Ensures 100% compliance in any tax‑credit or set‑aside apartment.
  • Maintains budgeted occupancy levels at approved rental units.
  • Monitors operating budget and reports on status, including variance and occupancy reports.
  • Achieves the highest possible Net Operating Income (NOI) through effective cost control and maximization.
  • Collects specified rents, delinquent rents, files evictions and approves write‑offs.
  • Conducts regular training for all staff.
  • Maintains all on‑site books and record keeping.
  • Conducts periodic meetings with entire staff.
  • Arranges for alterations, maintenance upkeep, or reconditioning of property as specified in property management procedures.
  • Supervises maintenance of buildings and grounds.
  • Employs or contracts services of leasing consultants, maintenance, grounds keeping personnel, onsite management personnel and security; supervises hiring process by subordinates.
  • Arranges and approves purchasing of supplies, services, and goods.
  • Attends to resident issues and needs, including neighbor disputes, renewals, maintenance issues, and all matters relating to the property.
  • Develops and implements resident retention, marketing, and advertising programs.
  • Responds to after‑hour emergency calls.
  • Assists with eviction of residents in compliance with court orders and directions from supervisory personnel.
  • Creates and maintains a positive environment for staff and promotes a high quality of rental‑living experience.

Certificates, Licenses, Registrations

  • Will be encouraged to earn the ARM or CAM designation.
  • Complete and pass Fair Housing Test.
  • Compliance Training Certificate (For Tax Credit or Set‑Aside Communities).
  • Valid state driver’s license.

Other Qualifications

  • Working knowledge of Microsoft Word, Excel and Yardi Systems.
