Affordable Housing Community Manager


We’re looking for an experienced and motivated Community Manager in Buffalo, NY to join Rochester’s Cornerstone Group’s growing team.


Compensation: $48,000 – $52,000 per year (based on experience). Full‑time, 40 hours per week, non‑exempt.


Property: St. Martin Village (Low‑Income Housing Tax Credit Program, Section 42).


Key Responsibilities



  1. Manages communications with residents and staff ensuring a harmonious, respectful, professional, and ethical workplace environment.

  2. Collects rent payments, processes billing, posts payments, and deposit receipts according to company and LIHTC procedures.

  3. Prepares required reports for Regional/Area Managers, Accounting, and other departments.

  4. Maintains accurate and compliant resident files for internal and external audits.

  5. Completes move‑out paperwork and manages security deposit processes, ensuring accurate data input into relevant software (e.g., OneSite).

  6. Conducts property tours, new resident orientation, move‑in, and move‑out inspections with residents.

  7. Enforces lease agreements and community rules in accordance with Fair Housing laws.

  8. Walks property regularly to inspect conditions, exterior, and interior.

  9. Prepares property for audits or regulatory inspections, ensuring adherence to all relevant local, state, and federal regulations regarding multifamily housing.

  10. Supervises site staff ensuring respectful, professional, and ethical practices.


Essential Qualifications



  • High School Diploma/GED minimum.

  • Minimum of five years’ experience in property management.

  • Affordable Housing experience.

  • LIHTC experience.

  • Complete knowledge of all phases of leasing and resident retention.

  • Must have or obtain Certified Occupancy Specialist (affordable sites).

  • Must have Property Management software experience.

  • Must have and/or obtain NYS Notary License within six months of hire.


Preferred Qualifications



  • Accredited Resident Manager (ARM) or Certified Manager of Housing (CMH) certification.

  • Tenant Rental Certification System (TRACS).

  • OneSite software experience.

  • Previous supervisory experience.


Core Competencies



  • Extensive knowledge and experience with Microsoft Office and internet navigation.

  • Command of the English language with the ability to edit the work of others.

  • Familiar with standards for business letters, memos, contracts, etc.

  • Reliable transportation and ability to manage a flexible schedule.

  • Required use of personal cell phone (reimbursement included).
