Real Estate Project Designer - Architectural

O'Reilly Auto Parts . Produce high quality building drawings and directives for consultants to complete Construction Documents. Effectively negotiate building designs with landlords, communicate designs and progress with management teams, research and understand building codes in each location for which a building is being constructed. Manage projects from initial design through construction and opening. Use Photoshop and AutoCAD to create supplemental drawings. Work with landlords, legal team, jurisdictions, and consultants as needed to successfully construct O'Reilly locations. Essential Job Functions
Negotiate with landlords to get the best design for the company. Make high-level design and operations decisions based on company standards, state and local regulations, using own judgement. Produce construction documents for company projects through sheet preparation and layout ensuring all working drawings are prepared in accordance with national and local codes. Review plans of each construction document before and after completion. Review project As-Built packages and determine site feasibility. Coordinate and communicate with outside consultants and other development personnel. Contact city officials for permit requirements on new or remodeling projects. Use Photoshop to produce design concept studies, paint schemes, and documents for landlord approval. Work with O'Reilly operations, SAC, and Expansion Committee teams to best adhere to company policies and procedures. Required Qualifications
2-year degree in architecture, engineering, or construction, or high school diploma with 4-5 years of architectural design or construction experience related to commercial design. Proficiency in AutoCAD. Ability to work from a prototype. Ability to multitask, critically think, negotiate, and coordinate. Desired Qualifications
BS in graphic design, architecture, architectural design, construction management or other building trades from an accredited university with continuing education. 3 years’ experience with an architectural design firm. Previous experience with commercial retail design. Excellent verbal and written communication skills and strong organizational skills. Photoshop knowledge desired. Total Compensation Package
