Community Manager - The Armory at RangeWater Real Estate Join RangeWater Real Estate as a Community Manager for The Armory. This role focuses on leading a team to achieve budgeted financial and operational goals while ensuring compliance with company policies and multi-family housing regulations. Responsibilities

Employee champion: manage the team, perform employee evaluations, interview, hire, orient, and train new hires. Meet targeted revenue goals by increasing sales and implementing short- and long-term marketing and leasing strategies; identify areas for property improvement. Budget modeling, forecasting, profitability analysis, and management; complete financial records, documents, reports; invoicing management. Gather, analyze, and interpret market and economic trends; recommend improvements; stay informed on technology, industry standards, leasing and sales tools and processes. Lease enforcement processes including apartment inspections, evictions, collections, notifications, and related actions per lease agreements. Client/Owner management: conduct property tours, provide performance updates, meet with clients as needed; contractor and vendor management. Ensure safety, cleanliness, appearance, and curb appeal; report mechanical/electrical malfunctions and injuries; ensure maintenance team adheres to standards. Resolve customer complaints and issues. Stay curious about competitors by evaluating the market and building industry relationships. Other duties as assigned. Work Hours, Environment, and Salary

Schedule: 40 hours per week. Salary Range: $80,000 to $85,000 Typical site hours (may vary by site): Monday – Friday 9am – 6pm; Saturday 10am – 5pm; Sunday 1pm – 5pm. Essential Requirements

Must be available to work on weekends when scheduled and perform essential job functions unaccompanied. Office environment with exposure to outside elements; temperatures, weather, odors, and/or landscape may be unpleasant or hazardous. Qualifications Summary

Education and Experience: Education: High School Diploma or GED Supervisor Experience: 1-3 years; proven ability to hire, lead, direct, evaluate, and manage subordinates and team members. Management: 1-3 years in Multi-Family Property Management Experience Preferred: Property Management, Sales, Marketing, and Customer Service background relevant to day-to-day apartment community operations. Advanced Skills: Communication, presentation, and delivery skills; ability to connect with people at all levels. Computer Skills: Proficiency in internet, word processing, spreadsheets, database management; strong proficiency in property management software (Entrata, Yardi, and/or OneSite preferred). Licenses and Certifications: Valid Driver’s License Physical Requirements: Able to lift up to 20 pounds independently, 50 pounds with assistance; frequent standing, walking, reaching, climbing, stooping, squatting; occasional sitting and keyboard use. Travel: Routine local travel may be required; non-local travel may be required for business responsibilities.
