Key Responsibilities Financial Management

Post all payments and income accurately and timely.

Reconcile daily account receivables.

Follow up on bad debt, prepare late notices, and file evictions as needed.

Help the property meet budgeted revenue, expenses, and net operating income goals.

Record all charges, including utility bill backs, to resident accounts.

Perform end‑of‑month closing procedures and reporting.

Maintain accurate resident files and audit records.

Walk units, post move‑out charges, statements, and security deposit refunds.

Personnel Management

Attend onsite daily.

Screen, hire, train, coach, and develop onsite staff using company protocols.

Provide ongoing training, coaching, and counseling to ensure compliance with asset training benchmarks.

Promote a harmonious workplace and high quality job performance.

Ensure staff adherence to company policies and procedures.

Oversee leasing operations, ensure lease closures, documentations, and reporting accuracy.

Implement marketing strategies per the annual marketing plan.

Address resident complaints and requests to maintain satisfaction.

Develop and execute resident retention programs.

Show, lease, and move‑in prospective residents.

Administrative Management

Provide excellent customer service and monitor maintenance request turnaround.

Ensure property appearance and timely repairs through regular inspections.

Supervise all business operations related to property functionality.

Plan for and use property resources and supplies efficiently, including vendor bid management.

Education / Experience

High School Diploma or equivalent; Bachelor’s degree preferred.

Two years of experience in the housing industry or equivalent combined education and experience.

Basic computer skills and understanding of onsite software functions.

Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Stand, sit, or walk for prolonged periods; repeat wrist, hand, and finger motions.

Move between work sites; ascend/descend ladders, stairs, scaffolding, and ramps.

Lift and place objects up to 25 lbs.; operate machinery, motor vehicles, or golf carts as needed.

Work in confined or hazardous environments, including exposure to chemicals, extreme temperatures, and outdoor conditions.

May be required to work overtime, weekends, nights, and during emergencies.

Compensation & Benefits Full‑time employees receive a comprehensive benefits package including medical, dental, vision, life, accidental, and disability insurance, a 401(k) plan with employer match, and performance bonuses. Paid sick days and company holidays are also provided.

Salary Range $25 per hour to $25 per hour
