Assistant Community Manager
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. As an onsite leader, you supervise all aspects of the property and staff to ensure compliance with the company’s policies and procedures and safety and fair‑housing guidelines.
Essential Duties & Responsibilities
- Responsible for posting all payments and income received from all applicants, current residents, and non‑current residents accurately, timely, and efficiently.
- Responsible for processing and reconciling daily all accounts receivables.
- Monitor and follow up on bad debt, prepare late notices, and handle resident and guarantor contact.
- Help the property meet budgeted revenues, expenses, and Net Operating Income.
- Post all charges to resident and non‑current resident accounts, including billback of utilities where applicable.
- Perform end‑of‑month closing procedures and reporting.
- Maintain accurate records and audit resident files to ensure accuracy.
- Walk units and post all move‑out charges, statements, and security deposit refunds.
- Ensure daily onsite attendance and employ consistent techniques to screen, hire, train, coach, and develop onsite staff.
- Maintain staff compliance with company policies and procedures, and promote effectiveness through training and guidance.
- Support leasing management, including effective techniques to obtain closures, provide follow‑up, handle lease documentation, and maintain accurate reporting systems.
- Implement marketing strategies as per annual marketing plan.
- Handle resident complaints, concerns, and requests to ensure satisfaction.
- Develop and implement resident retention programs.
- Show, lease, and move in prospective residents.
- Manage customer service and monitor maintenance request turnaround and responsiveness.
- Ensure property appearance and timely completion of repairs.
- Assist in supervising all business functions related to operations.
- Plan for and utilize property resources, equipment, and supplies economically, including obtaining bids and pricing from vendors.
Education / Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred.
- Two years of experience in the housing industry, or two years of related experience and/or training.
- Basic computer skills and an understanding of onsite software functions.
- Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly required to remain in a stationary position, standing or sitting for prolonged periods, with repetitive wrist and hand motions.
- Frequently required to move about from one worksite to another.
- Occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, step stools; handle objects up to 25 lbs.; operate machinery or power tools; work overtime, weekends, and night hours as needed.
Salary Range: $15 per hour to $18 per hour.
