Westward360 is looking to add a

Business Development Manager

to join our growing CAM sales team. This role is responsible for identifying, cultivating, and securing new community association clients-including condominium associations, homeowners associations (HOAs), and cooperatives-through strategic outreach, relationship-building, and market development initiatives.

Westward360 is a leader in the Community Management industry, with locations across the map. We service condo, townhome, and homeowner associations, and provide rental management services to multi-family, single-unit, and co-op properties.

Develop and implement a targeted business development strategy to attract new community association clients in suburban Chicagoland Conduct outreach through cold calling, networking, referral farming, attendance at industry events, and digital marketing efforts. Qualify prospective clients, identify needs, and deliver tailored proposals and presentations. Collaborate with internal teams (management, legal, operations) to develop service contracts and onboarding plans. Maintain an active pipeline of leads in Pipedrive and report on progress regularly. Keeping data clean, organized and consistent is a MUST in this role. Represent the company at trade shows, CAI (Community Associations Institute) events, local real estate or HOA industry meetings, and community engagement opportunities. Research market trends, competitor activity, and pricing strategies to identify opportunities. Support the transition and onboarding process of new accounts to ensure a smooth handoff to operations. What you'll need:

3-5+ years of experience in business development, sales, or client acquisition-ideally in property management, real estate, or HOA-related services. Strong knowledge of community associations, Illinois Common Interest Community Association Act (CICAA), and condominium law (a plus). Demonstrated success in developing client relationships and exceeding revenue goals. Excellent interpersonal, written, and verbal communication skills. Self-motivated, organized, and results-oriented with a strategic mindset. Proficient in Microsoft Office Suite, CRM systems (e.g., HubSpot, Salesforce), and sales reporting tools. Valid driver's license and reliable transportation for in-person meetings and site visits. Preferred Qualifications: CAM license (Community Association Manager) in Illinois or willingness to obtain. Existing network in the Chicagoland property management or HOA board community. Experience with RFP processes and contract negotiation.
