Essential Duties & Responsibilities

  • Manage all aspects of community operations including personnel, leasing, maintenance, financials, administration, and risk management.
  • Oversee personnel: screen, hire, train, coach, provide ongoing development, conduct performance reviews, and maintain staff compliance with company policies.
  • Financial management: develop yearly budgets and forecasts, control costs, enhance revenue and leasing performance, reconcile deposits and vendor invoices, and ensure accurate property closeouts.
  • Strategic leasing: create marketing plans, secure lease closures, manage resident complaints, implement resident retention programs, and facilitate move‑in processes.
  • Administrative & maintenance: track maintenance request turnaround, supervise emergency response, maintain property appearance, and oversee construction and rehabilitation activities.

Education / Experience

  • High School Diploma or equivalent; Bachelor’s degree or four‑year housing industry experience preferred.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Strong computer skills; basic knowledge of Fair Housing Laws, OSHA requirements, and on‑site software functions.

Physical Requirements

  • Ability to perform repetitive motions, communicate effectively, and work overtime, weekends, and night hours (emergencies).
  • Capability to stand or sit for prolonged periods, move between worksites, and handle ladders or equipment up to 25 lbs.
  • Work in varied environments, including confined spaces, outdoor conditions, and exposure to hazardous chemicals.

License / Equipment

  • Reliable transportation required for emergency on‑call duties.

Compensation – $70,000 – $80,000 per year
