Responsibilities
Personnel Management: hire, train, coach, and evaluate on‑site staff; maintain staff schedules and performance records.
Financial Management: achieve optimal net operating income through cost control and leasing improvement; develop annual budgets and forecasts; reconcile rent, deposits, and vendor invoices; ensure accurate property closeout and financial reporting.
Strategic Leasing Management: develop marketing plans, implement leasing strategies, and ensure accurate documentation and reporting; address resident complaints and enhance resident satisfaction.
Administrative & Maintenance Management: coordinate emergency response, monitor service‑request turnaround, maintain property appearance, and oversee maintenance and construction activities.
Qualifications
High School Diploma or equivalent; bachelor’s degree preferred or four year‑old experience in the housing industry, or equivalent combination of education and experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Proficient in on‑site software functions; basic computer skills required.
Knowledge of Fair Housing Laws and OSHA requirements.
Strong communication, leadership, and customer‑service skills.
Must be able to work overtime, weekends, and night hours when required.
Physical Requirements
Ability to perform repetitive hand and wrist motions, stand or sit for prolonged periods, and work overtime, weekends, and night hours.
Capacity to ascend/descend ladders, stairs, and scaffolding; lift and move objects up to 25 lbs.; work in various environmental conditions, including confined spaces and extreme temperatures.
License/Equipment
Must have reliable transportation due to on‑call emergency requirements.
Salary Range:
$70,000 per year to $70,000 per year
Compensation may include a comprehensive benefits package: medical, dental, vision, life, accidental, and disability insurance; 401(k) with employer matching; commission and performance bonuses; paid sick days and company holidays.
