Community Manager (Affordable) – Mayberry Townhomes

Location: San Diego, CA

Pay range: $24.00/hr – $26.00/hr plus housing. Full‑time position with full benefits.

What We Are Looking For

We are seeking a Community Manager to oversee operations and management of our affordable apartment community at Mayberry Townhomes. As the Community Manager, you will maintain resident satisfaction, apartment maintenance, marketing, and financial performance.

Key Responsibilities

  • Oversee daily operations of an affordable multi‑family apartment community, ensuring a safe, well‑maintained, welcoming environment.
  • Lead, mentor, and supervise on‑site apartment staff, providing guidance on customer service, leasing, and resident relations.
  • Manage the leasing process: marketing available units, conducting tours, processing applications, and executing leases.
  • Maintain financial performance by creating and maintaining budgets, preparing monthly financial reports, and monitoring expenditures.
  • Conduct regular inspections (interior and exterior) to ensure maintenance and regulatory compliance.
  • Administer resident programs and services to build a strong community and maintain high resident satisfaction.
  • Oversee renovations, ensuring projects are completed on time and within budget.
  • Ensure compliance with housing regulations.
  • Handle resident concerns and complaints professionally, striving to resolve issues quickly and fairly.
  • Prepare and submit annual operating budgets and conduct quarterly budget reviews.
  • Maintain records for all resident transactions, including move‑ins, move‑outs, rent collections, and renewals.
  • Foster a team‑oriented environment, working closely with corporate leadership and staff to achieve community goals.
  • Drive for business purposes: bank deposits, community supplies, competitive analysis, and other duties as assigned.

Who You Are (Requirements)

  • 2‑3 years of experience in property management, specifically supervising affordable apartment communities.
  • Experience with affordable properties, HUD, LIHTC, PSH, Section 8, Senior, Rural Development, etc.—required.
  • Hands‑on experience in overseeing daily operations of a multi‑family apartment community with strong leadership skills.
  • Strong understanding of financial reporting, budgeting, and rent collections specific to apartment communities.
  • Proficient with property management software such as Yardi and/or MRI.
  • Excellent communication skills, verbal and written.
  • Strong organizational skills and attention to detail.
  • Passionate about delivering top‑tier customer service and fostering a positive community.
  • Physically able to lift and carry items up to 25 pounds.
  • Valid driver’s license and proof of automobile liability insurance.
