Position Overview
The Community Manager oversees the entire operations of a housing community under the supervision of the Regional Manager. They manage all phases of operations—personnel, leasing, maintenance, financial, administration, and risk management—ensuring compliance with Asset’s policies, safety, fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Regular on‑site attendance is required.
- Screen, hire, train, coach, and develop on‑site staff using consistent techniques and company directives.
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
- Complete weekly/daily office and maintenance staff schedules and assignments.
- Effectively deal with performance problems; document, communicate with direct supervisor and HR, and terminate appropriately when necessary.
- Promote harmony and quality job performance of staff through support and effective leadership.
- Ensure staff compliance and consistency with company policies and procedures.
- Achieve the highest possible net operating income through cost control and revenue & leasing improvement; identify trends and recommend strategies.
- Develop yearly operating budgets and forecasts.
- Monitor timely receipt and reconciliation of deposits, rent collections, and charges to ensure they are submitted on schedule.
- Monitor timely receipt, reconciliation, and coding of all vendor invoices.
- Ensure property closeout is completed on time and ownership financial reports are accurate.
- Develop yearly marketing and leasing plans and utilize marketing systems.
- Ensure staff leasing techniques are effective in obtaining closure, follow‑up procedures met, lease documentation, and reporting systems are accurate and up to date.
- Deal with resident complaints, concerns, and requests to ensure resident satisfaction.
- Develop and implement resident retention programs such as resident functions, special promotions, and monthly newsletters.
- Effectively show, lease, and move in prospective residents.
- Ensure all administrative and leasing reporting is accurate, complete, and submitted on a timely basis.
- Head the emergency team for the property; ensure proper response and handling of all property emergencies with staff, residents, and buildings to minimize liability.
- Manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
- Maintain property appearance and ensure repairs are noted and completed on a timely basis (requires regular property inspections and tours).
- Plan for and utilize property resources, equipment, and supplies economically (e.g., obtaining bids, pricing from vendors, suppliers, and contractors).
- Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency (e.g., “walk” units to ensure make‑ready and work orders are completed).
Education / Experience
- High School Diploma or equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Ability to understand and perform all on‑site software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regular communication with others, repetitive wrist, hand, and finger motions; need to work overtime, weekends, and night hours (emergencies).
- Frequently required to remain in a stationary position, standing or sitting for prolonged periods, move between work sites.
- Occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, step stools, operate machinery or power tools, operate motor vehicles or golf carts, work in various environments and temperatures, and be exposed to hazardous chemicals.
License / Equipment
- Must have reliable transportation due to the emergency on‑call requirement.
Salary Range: $65,000 per year to $69,000 per year.
At Asset Living, compensation decisions consider a variety of factors including skill set, background, training, and certifications. The offer we extend is contingent on the candidate’s qualifications and experience. Full‑time employees receive benefits (medical, dental, vision, life, accidental, and disability insurance), a 401(k) with employer matching, and commission and performance bonuses when applicable, as well as paid sick days and company holidays.
Salary may be adjusted at any time and the employee may be asked to perform additional duties without notice.
