Assistant Community Manager Overview
The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. You will play a vital role in delinquency and collection of rent to optimize the property's cash flow and financial position. You will manage all phases of operations, including personnel, leasing, maintenance, financial, administration & risk management in the absence of the Community Manager. As an onsite leader, you will supervise all aspects of the property and staff to ensure compliance with company policies, safety and fair housing guidelines.
Essential Duties & Responsibilities
Financial Management
- Posting all payments and income received from applicants, current residents, and non-current residents accurately, timely, and efficiently.
- Processing and reconciling daily all accounts receivable.
- Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
- Helping the property meet budgeted revenues, expenses, and Net Operating Income.
- Posting charges to resident and non-current resident accounts; including bill back of utilities where applicable.
- End-of-the-month closing procedures and reporting.
- Maintaining accurate and organized records; auditing resident files to ensure accuracy.
- Walking units and posting move-out charges, statements, and security deposit refunds.
Personnel Management
- Regular/daily onsite attendance is required.
- Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance through effective leadership.
- Ensure staff compliance with Company policies and procedures.
- Strategic Leasing Management: leasing techniques, follow-up procedures, lease signing/documentation, and reporting systems.
- Implement marketing strategies and systems outlined in the annual marketing plan.
- Address resident complaints, concerns, and requests to ensure resident satisfaction.
- Develop and implement resident retention programs (e.g., resident functions, promotions, monthly newsletter).
- Show, lease, and move in prospective residents.
Administrative Management
- Manage excellent customer service and monitor service request turnaround and maintenance staff responsiveness.
- Maintain property appearance and ensure timely repairs through regular inspections and tours.
- Assist with supervision of all business functions related to operations.
- Plan for and utilize property resources, equipment, and supplies economically, including obtaining bids/pricing from vendors and contractors.
Education/Experience
- High School Diploma or Equivalent; Bachelor\'s degree preferred or two years of experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Ability to understand and perform onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly required to remain in a stationary position or move about; able to communicate, operate keyboards, and handle routine tasks. May involve prolonged sitting or standing.
- Occasional movement to navigate between worksites; ability to lift and carry up to 25 lbs; may work in various environments including outdoors and indoors with exposure to weather, chemicals, and workplace hazards.

Salary Range: $20 per hour to $22 per hour
