Responsibilities
- Financial Management: posting payments and income from applicants, residents, and others; processing and reconciling daily accounts receivable; following up on bad debt, late notices, and evictions; helping the property meet budgeted revenues, expenses, and Net Operating Income; posting charges to accounts; end-of-month closing procedures and reporting; maintaining accurate records and auditing resident files; walking units and posting move-out charges, statements, and security deposits.
- Personnel Management: regular onsite attendance; screen, hire, train, coach, and develop onsite staff; ensure staff training and performance with compliance to Asset benchmarks; promote harmony and quality of work; ensure policy and procedure compliance.
- Strategic Leasing Management: implement marketing strategies; manage leasing processes, including follow-up, signing/documentation of leases, and reporting systems; oversee resident retention programs and respond to resident complaints and requests.
- Administrative Management: manage customer service and maintenance response times; maintain property appearance with regular inspections; supervise business operations related to property management; optimize resource use and vendor/contracts management.
- Other duties: demonstrate leadership in ensuring safety, fair housing, and liability considerations in the absence of the Community Manager.
Education and Experience
- High School Diploma or equivalent; Bachelor\'s degree preferred or two years in the housing industry; or 1–2 years related experience or an equivalent combination of education and experience.
- Ability to perform onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly required to remain in a stationary position or move about the site; communicate with others; perform repetitive motions; stand or sit for extended periods; occasionally ascend/descend stairs or ladders and work in various environments; lift and move objects up to 25 lbs; work overtime, weekends, or nights as needed for emergencies.
Salary
Salary Range: $21 per hour
