Assistant Community Manager

The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the daily operations and financial functions of the housing community. You will play a vital role in rent delinquency and collections to optimize the property\'s cash flow and financial position. In the absence of the Community Manager, you will manage all phases of operations, including personnel, leasing, maintenance, financial, administration & risk management. As onsite leader, you will supervise all aspects of the property and staff to ensure compliance with company policies and procedures, safety and fair housing guidelines, and liability considerations.

Essential Duties & Responsibilities

Financial Management

  • Posting all payments and income received from applicants, current residents, and non-current residents accurately and timely.
  • Processing and reconciling daily account receivables.
  • Monitoring and following up on bad debt, including late notices, resident and guarantor contact, and evictions.
  • Helping the property meet budgeted revenues, expenses, and Net Operating Income.
  • Posting of all charges to resident and non-current resident accounts; including bill-back of utilities where applicable.
  • Executing end-of-the-month closing procedures and reporting.
  • Maintaining accurate and organized records; auditing resident files for accuracy.
  • Walking units and posting move-out charges, statements, and security deposit refunds.

Personnel Management

  • Regular/daily onsite attendance is required.
  • Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
  • Provide ongoing training, coaching, counseling, and guidance to staff in compliance with Asset training benchmarks.
  • Promote harmony and quality job performance through effective leadership.
  • Ensure staff compliance with Company policies and procedures.
  • Strategic Leasing Management: ensure leasing techniques achieve closures, follow-up, documentation, and reporting accuracy.
  • Implement marketing strategies and systems from the annual marketing plan.
  • Address resident complaints and requests to ensure satisfaction.
  • Develop and implement resident retention programs (e.g., events, promotions, monthly newsletter).
  • Show, lease, and move-in prospective residents.

Administrative Management

  • Provide excellent customer service and monitor maintenance service-request turnaround and responsiveness.
  • Maintain property appearance and ensure timely repairs through regular inspections and tours.
  • Assist with supervision of all business functions related to operations.
  • Plan and utilize property resources, equipment, and supplies economically (bids, vendor pricing, contractor oversight).

Education/Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred, or two years in housing industry; or equivalent combination of education and experience.
  • Ability to understand and perform onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly remain in a stationary position; may stand or sit for prolonged periods; communicate with others to exchange information; repetitive motions of wrists/hands/fingers.
  • Move about the property; climb ladders, stairs, and work in various environments including tight or confined spaces; may lift up to 25 lbs; operate vehicles; work overtime, weekends, and emergencies as needed.
  • Potential exposure to hazardous chemicals and outdoor weather conditions.

Salary Range: $20 per hour to $30 per hour
