Assistant Community Manager — The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the daily operations and financial functions of the housing community. You will contribute to delinquency and rent collection to optimize cash flow and financial position, and manage all phases of operations including personnel, leasing, maintenance, financial administration, and risk management in the Community Manager’s absence. You will supervise property operations and staff to ensure compliance with company policies, safety, fair housing guidelines, and liability considerations.

Essential Duties & Responsibilities

Financial Management

  • Post all payments and income from applicants, residents, and non-residents accurately and timely.
  • Process and reconcile daily accounts receivable.
  • Monitor and follow up on bad debt, including late notices, resident and guarantor contact, and evictions.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income (NOI).
  • Post charges to resident and non-resident accounts; include bill backs of utilities where applicable.
  • Perform end-of-month closing procedures and reporting.
  • Maintain accurate records; audit resident files to ensure accuracy.
  • Walk units and post move-out charges, statements, and security deposit refunds.

Personnel Management

  • Regular/daily onsite attendance is required.
  • Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
  • Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks.
  • Promote harmony and high-quality performance through supportive leadership.
  • Ensure staff compliance with Company policies and procedures.
  • Strategic leasing management; ensure effective leasing techniques, follow-up, lease signing/documentation, and accurate reporting.
  • Implement marketing strategies and systems from the annual marketing plan.
  • Address resident complaints, concerns, and requests to ensure resident satisfaction.
  • Develop and implement resident retention programs (e.g., resident functions, promotions, monthly newsletter).
  • Effectively show, lease, and move-in prospective residents.

Administrative Management

  • Maintain excellent customer service and monitor service request responsiveness of maintenance staff.
  • Maintain property appearance; ensure timely repairs through regular inspections and tours.
  • Assist with supervision of all business functions related to operations.
  • Plan for and utilize property resources, equipment, and supplies economically, including obtaining bids and dealing with service issues.

Education/Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred, or two years of housing industry experience, or one to two years related experience and/or training; or equivalent combination.
  • Ability to understand and perform onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly sit or stand for extended periods; communicate with others; perform repetitive motions as needed.
  • Frequent movement about the property; occasional climbing of ladders or stairs; ability to access various environments, including confined spaces.
  • Lift and move objects up to 25 lbs; operate machinery, power tools, and vehicles such as golf carts; be able to work overtime as needed.

Compensation and Benefits

Asset Living considers multiple factors in compensation decisions, including skill set, background, certifications, and experience. Salary Range: $23 per hour to $25 per hour
