Job Description Summary Manages the day‑to‑day operations of an assigned property by overseeing team members, daily activities, and resources to meet budgeted financial and operational goals while ensuring compliance with company policies, Fair Housing, ADEA, FCCRA, Fair Credit Reporting Act, and other laws governing multi‑family housing.

Provides input into budget development by analyzing financial statements, evaluating marketing data, and reviewing operational reports to predict performance patterns.

Meets targeted revenues by setting rent rates, collecting rent and fees promptly, making bank deposits, and reviewing monthly financial status reports.

Approves vendor, contractor, and service provider invoices by reconciling work performed or products purchased, ensuring certificates of insurance, coding charges to the correct Chart of Account, and coordinating communication among vendor, accounting, and owner.

Controls expenditures by staying within the approved budget and maintaining the petty cash fund.

Oversees lease enforcement by approving resident applications, discounts, and renewal leases, conducting inspections, following notice requirements, handling evictions, and collecting late fees and other allowable charges.

Collects and analyzes market trends to shape short‑ and long‑term marketing and leasing strategies to achieve occupancy and revenue goals.

Promotes resident satisfaction and retention by responding to complaints, questions, and requests, resolving service issues, and ensuring the maintenance team follows company standards when completing resident requests.

Conducts property inspections and takes appropriate action to maintain physical standards for safety, cleanliness, and appearance of the property, grounds, buildings, and amenities.

Community Manager: supervises staff by interviewing, hiring, orienting, training, and managing performance per company policies and values.

Supports owner relations by meeting owners, touring, updating performance, and addressing owner requests.

Physical Demands Incumbents must stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl confined areas. Must work in all weather (rain, snow, heat, hail, wind, sleet) and push, pull, lift, carry, or maneuver weights of up to 25 lbs independently and 50 lbs with assistance. Travel may be required. Flexible schedule includes “call” coverage evenings, weekends, and holidays.

Salary Range The salary range for this position is $94,000 - $97,000

Additional Compensation Base salary may be eligible for quarterly or annual bonus programs (corporate) or weekly, monthly, and/or quarterly bonus programs (onsite).
