Job Description Summary Manages day‑to‑day operations of an assigned property, including team leadership, budgeting, compliance with company policies and federal housing laws, and achievement of financial and operational goals.

Provides input into budget development by analyzing financial statements, marketing information, and operational reports.
Meets targeted revenue and rent collection goals, manages deposits, and prepares monthly financial status reports.
Approves vendor invoices, reconciles work, codes charges to appropriate accounts, and coordinates communication among vendors, accounting, and the owner.
Controls expenditures within budget constraints and manages the petty cash fund.
Oversees lease enforcement, approves applications, manages renewals, conducts inspections, and handles evictions and late fee collection.
Analyzes market trends and implements marketing and leasing strategies to reach occupancy and revenue targets.
Promotes resident satisfaction by responding to complaints and ensuring maintenance staff resolve service requests promptly.
Conducts regular property inspections to maintain safety, cleanliness, and appearance standards.
Supervises property staff through hiring, orientation, training, and performance management.
Assists in client/owner relations: conducts tours, provides performance updates, and responds to owner requests.
Physical Demands
Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work in varying weather conditions (rain, snow, heat, hail, wind, sleet).
Push, pull, lift, or maneuver weights up to 25 lb independently and 50 lb with assistance.
Travel may be required for support, training, or business meetings.
Work a flexible schedule and be on call during evenings, weekends, and holidays.
Salary: $65,000 - $75,000 per year.
Additional Compensation Compensation varies by business needs and location.
Corporate positions may qualify for quarterly or annual bonus programs.
On‑site property positions may qualify for weekly, monthly, and/or quarterly bonus programs.
