Essential Duties & Responsibilities
- Personnel management: screen, hire, train, coach, develop on‑site staff and promote harmony and quality job performance.
- Financial management: achieve the highest possible net operating income through effective cost control, revenue & leasing improvement; develop yearly operating budgets/forecasts and monitor timely receipt and reconciliation of deposits, rent collections, vendor invoices, and property closeout.
- Strategic leasing management: develop yearly marketing plan, utilize marketing strategies & systems, ensure staff leasing techniques are effective in obtaining closure, and deal with resident complaints, concerns, and requests to ensure resident satisfaction.
- Administrative & maintenance management: ensure all administrative & leasing reporting is accurate, complete, and submitted on a timely basis; manage excellent customer service and monitor service request turnaround and responsiveness of maintenance staff; maintain property appearance and plan for and utilize property resources, equipment, and supplies economically.
Education & Experience
- High School Diploma or Equivalent; Bachelor’s degree preferred or four year’s experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Basic computer skills required and must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly required to communicate with others, repeat motions that may include wrists, hands, and/or fingers, and be able to work overtime, weekends, and night hours (emergencies).
- Frequently required to remain in a stationary position, often standing or sitting for prolonged periods, move about to accomplish tasks, or move from one worksite to another.
- Occasionally required to ascend/descend ladders, stairs, scaffolding, r amps, step stools, and the like, move self into different positions, operate machinery or motor vehicles, work in outdoor environments, and be exposed to hazardous chemicals.
License/Equipment
- Must have reliable transportation due to the emergency on‑call requirement.
At Asset Living, a variety of factors are considered in making compensation decisions, including, but not limited to: skill set, background and training, certifications, etc. When selecting the top candidate to hire for a position, the offer we extend is dependent on the facts associated with each specific individual’s relevant experience for the role. Our employment offer is accompanied by additional compensation associated with our comprehensive total rewards package, which includes benefits (medical, dental, vision, life, accidental, and disability insurance), 401K with employer matching, and commission and performance bonuses, when applicable. Full‑time employees also receive paid sick days and company holidays.
Salary Range: $36,000 per year to $38,000 per year
