The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration and risk management. You will supervise all aspects of the property and staff to ensure compliance with Asset’s policies, safety and fair housing guidelines, and liability concerns.
Essential Duties & Responsibilities
- Personnel Management
- Regular/daily onsite attendance is required.
- Screen, hire, train, coach and develop on‑site staff using consistent techniques and company directives.
- Provide ongoing training, coaching, counseling and guidance in compliance with Asset training benchmarks.
- Complete weekly/daily office and maintenance staff schedules and assignments.
- Address performance problems, document, communicate with supervisor and HR, and terminate appropriately when necessary.
- Promote harmony and quality job performance through support and effective leadership.
- Ensure staff compliance with Company policies and procedures.
- Financial Management
- Achieve the highest possible net operating income through effective cost control, revenue and leasing improvements; identify trends and recommend strategies.
- Develop yearly operating budgets and forecasts.
- Ensure timely receipt and reconciliation of deposits, rent collections, and charges.
- Reconcile vendor invoices and code them accurately.
- Complete property closeout on time and provide accurate financial reports.
- Strategic Leasing Management
- Develop yearly marketing plans and utilize marketing strategies and systems.
- Ensure effective leasing techniques and accurate documentation of leases.
- Address resident complaints, concerns and requests to ensure satisfaction.
- Develop and implement resident retention programs.
- Show, lease and move in prospective residents.
- Administrative & Maintenance Management
- Ensure all administrative and leasing reporting is accurate and submitted timely.
- Lead emergency team and respond to property emergencies with staff and residents.
- Monitor maintenance service requests and turnaround.
- Maintain property appearance and complete repairs promptly.
- Plan for and use property resources, equipment and supplies economically.
- Direct and monitor maintenance, construction and rehabilitation activities for quality and expediency.
Education / Experience
- High School Diploma or equivalent; Bachelor’s degree preferred or four years of experience in the housing industry; or one to two years of related experience and/or training; or an equivalent combination of education and experience.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
- Basic computer skills and understanding of on‑site software functions.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regular communication, repeat wrist, hand or finger motions, accuracy assessments, overtime, weekend and night hours for emergencies.
- Standing or sitting for prolonged periods, moving between work sites.
- Occasional ladder, stair, scaffolding or equipment usage, lifting up to 25 lbs, operating machinery or power tools, driving reliable transportation for emergency on‑call duties.
License / Equipment
- Reliable transportation for emergency on‑call requirement.
At Asset Living, compensation considers skill set, background, training, certifications and the candidate’s experience. The offer is dependent on the facts associated with the individual’s relevant experience. Full‑time employees receive paid sick days and company holidays.
Salary Range: $23 per hour to $25 per hour
