Community Manager – Essential Duties & Responsibilities

  • Oversee the entire operations of a housing community under the supervision of the Regional Manager.
  • Manage all phases of operations including personnel, leasing, maintenance, financial, administration & risk management.
  • On-site leadership: supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.
  • Personnel Management: screen, hire, train, coach, and develop on-site staff; provide ongoing training and performance management; complete staff schedules.
  • Financial Management: achieve NOI goals through cost control and revenue/leasing improvements; develop operating budgets/forecasts; monitor deposits, rent collections, and vendor invoices; ensure timely reporting.
  • Strategic Leasing Management: develop yearly marketing plans, implement leasing strategies, ensure lease signing and documentation accuracy; address resident complaints and implement retention programs.
  • Administrative & Maintenance Management: ensure accurate reporting, head emergency response, monitor service requests, maintain property appearance, and manage vendor relations.
  • Coordinate resource planning and supervise maintenance and rehabilitation activities to ensure quality and timeliness.

Education/Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred or four years’ experience in housing, or related experience; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to understand on-site software functions; basic computer skills required; knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly communicate with others; ability to work overtime, weekends, and night hours (emergencies).
  • Occasionally ascend/descend ladders, stairs, and navigate various environments; lift and move up to 25 lbs; operate equipment and vehicles; tolerate outdoor conditions.

License/Equipment

  • Must have reliable transportation due to on-call requirements.

Salary

Salary Range: $30 per hour to $35 per hour
