Community Manager

Responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. The role manages all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management, ensuring compliance with Asset’s policies, safety and fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Personnel management: screen, hire, train, coach, and develop on‑site staff; maintain weekly staff schedules; address performance issues and document actions.
  • Financial management: achieve optimal net operating income through cost control and revenue growth; develop yearly operating budgets and forecasts; reconcile deposits, rent collections, vendor invoices, and financial reports.
  • Strategic leasing: develop marketing plans, execute leasing techniques, ensure lease documentation, follow‑up, and resident retention programs.
  • Administrative & maintenance: oversee accurate reporting, manage emergency response, monitor maintenance service requests, ensure property appearance, and supervise repair and renovation activities.

Education & Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred or four years of experience in the housing industry.
  • Certification such as Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills and familiarity with on‑site software.
  • Knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regular communication, repetitive wrist/hand motions, ability to work overtime, weekends, and night hours (emergencies).
  • Standing or sitting for prolonged periods; occasional ladder ascension; ability to lift and move objects up to 25 lbs.

License / Equipment

  • Reliable transportation for emergency on‑call duties.

Salary Range

$41,600 per year to $52,000 per year.

Full‑time position.
