Job Function

Community Manager – oversees the operations of a housing community under the supervision of the Regional Manager. The role includes personnel, leasing, maintenance, financial, administrative, and risk management and requires on‑site leadership, daily onsite attendance, and compliance with Asset’s policies, safety, fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Personnel Management – screen, hire, coach, and develop on‑site staff; complete weekly schedules; address performance issues; promote harmony and quality job performance; ensure staff compliance with company policies.
  • Financial Management – achieve high net operating income through cost control and revenue & leasing improvement; develop yearly budgets/forecasts; monitor rent collections, vendor invoices, and property closeout; ensure accurate financial reports.
  • Strategic Leasing Management – develop yearly marketing plan; execute effective leasing techniques; manage resident complaints, retention programs, and lease documentation; develop resident retention programs.
  • Administrative & Maintenance Management – maintain accurate leasing and administrative reporting; lead emergency team; monitor service request turnaround; maintain property appearance; manage maintenance, construction, and rehabilitation activities.

Education & Experience

  • High School Diploma or equivalent; Bachelor’s degree preferred; four‑year experience in housing industry or one to two years related experience is acceptable.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills, knowledge of Fair Housing Laws and OSHA requirements, and on‑site software proficiency required.

Physical Requirements

  • Daily onsite presence, ability to work overtime, weekends, and night hours with emergency on‑call duty.
  • Standing, sitting, and moving for prolonged periods; ladders, stairs, scaffolding, and confined spaces; lifting up to 25 lbs. and operating machinery or power tools.

License & Equipment

Reliable transportation required for emergency on‑call duty.

Compensation

Salary Range: $65,000 per year to $70,000 per year. The role offers benefits including medical, dental, vision, life, accidental, and disability insurance; 401(k) with employer matching; paid sick days and company holidays. Full‑time employees receive paid sick days and company holidays.
