Responsibilities

  • Oversee the entire operations of a housing community under the supervision of the Regional Manager.
  • Manage all phases of operations, including personnel, leasing, maintenance, financial, administration & risk management.
  • Supervise on-site staff to ensure compliance with Asset Living policies and procedures, safety, fair housing guidelines, and liability considerations.
  • Direct and coordinate personnel management activities: screen, hire, train, coach, and develop on-site staff; provide ongoing training and guidance; complete staff schedules.
  • Address performance issues, document appropriately, communicate with supervisor and HR, and take corrective actions as needed.
  • Maintain staff compliance with company policies and ensure high standards of customer service.
  • Develop and manage financial activities: budgets/forecasts, deposits and rent collections, and vendor invoice processing; ensure timely reporting and accuracy of financial records.
  • Develop yearly operating budgets and monitor financial performance to maximize net operating income; identify trends and recommend strategies.
  • Develop yearly marketing plans and implement leasing strategies to achieve occupancy goals; manage leasing processes, follow-up, documentation, and reporting.
  • Address resident complaints and requests; implement resident retention programs and activities to promote resident satisfaction and retention.
  • Show, lease, and move-in prospective residents; ensure accurate reporting of leasing activities.
  • Plan and manage administrative and maintenance activities; monitor service requests and maintenance response times; conduct regular property inspections and make-ready work orders.
  • Coordinate with vendors and contractors, solicit bids, and manage resources to ensure cost-effective operations.
  • Direct maintenance, construction, and rehabilitation activities to ensure quality and timely completion.
  • Respond to property emergencies per company guidelines to minimize liability.

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years of experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Ability to understand and perform on-site software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly communicate with others; may require standing, walking, bending, and manual tasks; may require overtime, weekends, and night hours (emergencies).
  • Prolonged standing or sitting; ability to move between worksites as needed.
  • Occasionally ascend/descend ladders, stairs, and operate equipment; lift and move objects up to 25 lbs.; work in various environments and weather conditions.

Licenses/Equipment

  • Must have reliable transportation due to on-call/emergency requirements.

Full-time employees also receive paid sick days and company holidays.

Salary Range: $70,000 per year to $75,000 per year
