Community Manager

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. The role includes managing all phases of operations—personnel, leasing, maintenance, financial, administration, and risk management—while ensuring compliance with Asset’s policies, safety, fair housing guidelines, and liability concerns.

Essential Duties & Responsibilities

  • Personnel Management
    • Ensure regular/on‑site attendance is required.
    • Screen, hire, train, coach, and develop on‑site staff using company directives.
    • Conduct ongoing training, coaching, counseling, and compliance coaching in line with Asset training benchmarks.
    • Complete weekly/daily office and maintenance staff schedules and assignments.
    • Document performance issues, communicate with supervisors and HR, and terminate when necessary.
    • Promote harmony and quality job performance through effective leadership.
    • Ensure staff compliance with company policies and procedures.
  • Financial Management
    • Achieve the highest possible net operating income via cost control, revenue, and leasing improvement.
    • Develop yearly operating budgets and forecasts.
    • Ensure timely reception, reconciliation, and coding of rent collections and vendor invoices.
    • Complete property closeout on time and submit accurate ownership financial reports.
  • Strategic Leasing Management
    • Create a yearly marketing plan and use marketing strategies and systems.
    • Maintain effective leasing techniques for closures, follow‑up, lease documentation, and accurate reporting.
    • Address resident complaints, concerns, and requests to ensure resident satisfaction.
    • Develop and implement resident retention programs.
    • Show, lease, and move in prospective residents.
  • Administrative & Maintenance Management
    • Ensure accurate, complete, and timely reporting for administration and leasing.
    • Lead the emergency team for the property and respond to emergencies per company guidelines.
    • Manage customer service and monitor service request turnaround and maintenance staff responsiveness.
    • Maintain property appearance, ensuring timely repairs through regular inspections.
    • Allocate property resources, equipment, and supplies efficiently.
    • Direct and monitor maintenance, construction, and rehabilitation activities for quality and expediency.

Education and Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred or four‑year experience in the housing industry; or one‑to‑two years related experience and/or training; or an equivalent combination of education and experience.
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
  • Basic computer skills required; ability to understand and perform all on‑site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Must communicate and repeat motions for wrists, hands, and/or fingers; may work overtime, weekends, and night hours during emergencies.
  • Requires frequent standing or sitting for prolonged periods, moving between worksites.
  • May need to ascend/descend ladders, stairs, scaffolding, and work in various environments including tight spaces, overhead positions, and temperatures.
  • Ability to lift and place objects up to 25 lbs., operate machinery, motors, or golf carts, and work in exposed or hazardous conditions.

License and Equipment

  • Must have reliable transportation due to the emergency on‑call requirement.

Salary Range

$65,000 – $70,000 per year
