Overview
Asset Living is a fast-growing, third-party management firm that oversees housing communities nationwide. The Community Manager is responsible for the operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial activities, administration, and risk management, ensuring compliance with Asset Living policies, safety and fair housing guidelines, and liability considerations. Essential Duties & Responsibilities
Personnel Management: supervise onsite staff, screen, hire, train, coach, and develop team; ensure ongoing training and performance improvement; create staff schedules; address performance issues with documentation and communication to HR; terminate when necessary; promote a positive work environment and staff development. Onsite Operations: maintain daily attendance, uphold company directives, and ensure consistent service delivery across property operations. Financial Management: optimize net operating income through cost control and revenue/leasing improvements; develop yearly operating budgets/forecasts; monitor deposits, rent collections, and charges; ensure timely vendor invoice processing and accurate financial reporting; oversee property closeout and ownership financial reports. Strategic Leasing Management: develop yearly marketing plans, implement leasing strategies, ensure effective showings, leasing documentation, and reporting accuracy; address resident concerns and maintain resident retention programs (e.g., events, promotions, newsletters). Administrative & Maintenance Management: ensure accurate and timely administrative and leasing reporting; lead emergency response on-site; manage customer service and service-request responsiveness; supervise property appearance, make-ready work, and routine inspections; allocate resources efficiently and oversee vendor bids, pricing, and contractor work; supervise maintenance, construction, and rehabilitation activities to ensure quality and timeliness. Qualifications
Education/Experience: High school diploma or equivalent; bachelor’s degree preferred or four years of housing industry experience; or an equivalent combination of education and experience. Certifications: Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Technical Skills: ability to perform all onsite software functions; basic computer skills required. Legal & Compliance: basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements
Regularly communicate with others and perform tasks that may require repetitive motions; ability to work overtime, weekends, and night hours in emergencies. Ability to sit or stand for extended periods and move between worksites as needed. Physically capable of climbing ladders, reaching, lifting and carrying up to 25 lbs, operating tools and vehicles, and working in varied environmental conditions. License & Equipment
Must have reliable transportation due to emergency on-call requirements. Salary Range
$50,000 per year to $60,000 per year
