The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of operations, including personnel, leasing, maintenance, financial, administration & risk management. You will supervise all aspects of the property and staff to ensure compliance with Asset Living’s policies and procedures, safety and fair housing guidelines, and liability concerns. Responsibilities
Personnel Management Regular/daily onsite attendance is required Use consistent techniques and company directives to screen, hire, train, coach, and develop on-site staff Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset Living training benchmarks Prepare weekly/daily office and maintenance staff schedules and assignments Address performance issues; document appropriately, communicate with direct supervisor and HR, and terminate when necessary Promote harmony and quality job performance through supportive leadership Ensure staff compliance with company policies and procedures Financial Management: aim to maximize net operating income through cost control and revenue/leasing improvements; identify trends and recommend strategies Develop yearly operating budgets/forecasts Monitor timely receipt and reconciliation of deposits, rent collections, and charges Monitor timely receipt, reconciliation, and coding of vendor invoices Ensure property closeout is completed on time and ownership financial reports are accurate Strategic Leasing Management: develop yearly marketing plans and utilize marketing strategies and systems Ensure leasing techniques are effective in obtaining closures; ensure follow-up, lease documentation, and reporting are accurate and up to date Address resident complaints and requests to ensure satisfaction Develop and implement resident retention programs Show, lease, and move in prospective residents effectively Administrative & Maintenance Management: ensure all administrative and leasing reporting is accurate and submitted timely Head emergency team for the property; respond appropriately to emergencies to minimize liability Maintain property appearance and ensure timely repairs with regular inspections Plan and utilize property resources, equipment, and supplies economically Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency Education/Experience
High School Diploma or equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry, or one to two years related experience and/or training; or equivalent combination of education and experience Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred Ability to understand and perform all on-site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements
Ability to communicate effectively, sit/stand for extended periods, and work overtime, weekends, and nights as needed (emergencies) Regularly required to remain in a stationary position, move about to accomplish tasks, and travel between worksites Occasionally required to ascend/descend ladders and move objects up to 25 lbs Work in various environments, including outdoor conditions and hazardous chemicals License/equipment
