The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration, and risk management. As an on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns. Responsibilities
Personnel Management Regular/daily onsite attendance is required Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks Complete weekly/daily office and maintenance staff schedules and assignments Address performance issues appropriately; document, communicate with direct supervisor and HR, and terminate when necessary Promote harmony and quality job performance through effective leadership Ensure staff compliance with Company policies and procedures Financial Management: maximize net operating income through cost control and revenue/leasing improvements; identify trends and recommend strategies Develop yearly operating budgets/forecasts Monitor timely receipt and reconciliation of deposits, rent collections, and charges Monitor timely receipt, reconciliation, and coding of vendor invoices Ensure property closeout is completed on time and ownership financial reports are accurate Strategic Leasing Management: develop yearly marketing plans and implement marketing strategies and systems Ensure leasing techniques are effective in obtaining closures, follow-up, lease documentation, and reporting Address resident complaints, concerns, and requests to ensure satisfaction Develop and implement resident retention programs Show, lease, and move in prospective residents Administrative & Maintenance Management: ensure all reporting is accurate and submitted timely Head emergency team for the property; coordinate response to property emergencies with staff and residents Manage customer service and monitor service request turnaround and maintenance responsiveness Maintain property appearance and ensure timely repairs, with regular inspections and tours Plan and utilize property resources, equipment, and supplies economically; obtain bids and manage vendor relations Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency Qualifications
High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred Ability to operate on-site software; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements
Regularly stand, use hands, reach, talk, and hear; frequently walk and sit; occasionally stoop, kneel, crouch, or crawl; occasional lifting up to 25 pounds Reasonable accommodations may be made to enable individuals with disabilities to perform essential functions License/Equipment
Must have reliable transportation due to emergency on-call requirement Salary
Salary Range: $70,000 per year to $85,000 per year
