COMMUNITY MANAGER The Community Manager oversees the entire operations of a housing community under the supervision of the Regional Manager. As the on-site leader, you will manage personnel, leasing, maintenance, financial administration, and risk management, ensuring compliance with Asset Living policies, safety standards, fair housing guidelines, and liability considerations. Essential Duties & Responsibilities

Personnel Management Regular/daily onsite attendance is required Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks Complete weekly/daily office and maintenance staff schedules and assignments Address performance issues, document appropriately, communicate with direct supervisor and HR, and terminate when necessary Promote harmony and high-quality job performance through leadership and support Ensure staff compliance with company policies and procedures Financial Management Aim to maximize net operating income through cost control and revenue/leasing improvements; identify trends and recommend strategies Develop yearly operating budgets/forecasts Monitor timely receipt and reconciliation of deposits, rent collections, and charges Monitor timely receipt, reconciliation, and coding of vendor invoices Ensure property closeout is completed on time and financial reports are accurate Strategic Leasing Management Develop yearly marketing plans and utilize marketing strategies and systems Ensure leasing techniques are effective in obtaining closures and accurate reporting Address resident complaints and requests to maintain satisfaction Develop and implement resident retention programs Show, lease, and move-in prospective residents Administrative & Maintenance Management Ensure administrative and leasing reporting is accurate and timely Head emergency team for the property and manage property emergencies per guidelines Maintain excellent customer service and monitor service request turnaround Maintain property appearance with regular inspections and make-readies Plan and utilize property resources, equipment, and supplies economically Direct maintenance, construction, and rehabilitation activities to ensure quality and speed Education/Experience

High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in housing, or one to two years related experience and/or training; or equivalent combination of education and experience Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred Ability to understand and perform all on-site software functions; basic computer skills required Must have basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements

Regularly stand, use hands, reach, talk or hear; frequently walk and sit; occasionally stoop, kneel, crouch, or crawl; occasionally lift and/or move up to 25 pounds Reasonable accommodations may be made to enable individuals with disabilities to perform essential functions License/Equipment

Must have reliable transportation due to on-call emergency requirement Note: compensation is determined based on factors including skill set, background, and certifications. The offer includes a comprehensive total rewards package with benefits, 401K with employer matching, and potential bonuses. Salary Range

$62,400 per year to $66,560 per year Senioriry level
