Manages the day‑to‑day operations of an assigned property, including staff, activities, and resources, to achieve budgeted financial and operational goals. Ensures compliance with company policies, Fair Housing Act, ADA, Fair Credit Reporting Act, and other laws governing multi‑family housing operations. Responsibilities
Provide input into budget development by analyzing financial statements, marketing data, and operational reports. Set rent rates, collect rent, prepare monthly financial status reports. Approve vendor invoices, reconcile work performed, manage vendor relationships. Control expenditures, maintain petty cash fund. Oversee lease enforcement, renewals, inspections, evictions, and late fee collection. Analyze market trends and implement marketing & leasing strategies to achieve occupancy and revenue goals. Promote resident satisfaction through timely response to complaints and service requests. Conduct regular property inspections to maintain safety, cleanliness, and appearance. Supervise property staff: interview, hire, orient, train, and evaluate performance. Manage client/owner relationships, conduct property tours, and provide performance updates. Physical Demands
Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, crawl in confined areas. Work in all weather conditions. Push, pull, lift, carry weights up to 25 lb independently; 50 lb with assistance. Travel as required. Flexible schedule, including evenings, weekends, holidays. Compensation and Benefits
Salary range: $80,000 – $85,000. Additional compensation options include quarterly/annual bonuses for corporate positions and weekly/monthly bonuses for onsite positions.
