Position Overview Valiant Residential is seeking a Community Manager who is responsible for supervising, controlling, and planning the day-to-day activities of the apartment community. They are also responsible for implementing company policies, procedures, and programs that ensure a well-managed, well-maintained building with compliance to all regulatory agencies and investors.

What You’ll Be Doing
Screen, hire, orient, and train new personnel, using company directives and best practices.
Provide staff support to encourage teamwork and lead by example in creating a harmonious environment. Handle all personnel administrative processes timely.
Determine transitions and promotions for on‑site personnel.
File reports regarding work‑related injuries.
Maintain accurate community transaction records and submit timely reports (rent rolls, delinquency reports, move‑in/move‑out documents, accounts payable, and office supplies).
Prepare annual budgets and income projections accurately, ensuring timely collection and posting of rents, late fees, and check charges.
Review, code, and approve invoices for payments.
Make daily bank deposits.
Ensure the property is rented to full capacity using effective marketing strategies to secure prospective residents.
Oversee the consistency and effectiveness of the Assistant Community Manager and Leasing Agent associates, ensuring compliance with policies and procedures.
Ensure leasing practices conform to federal, state, and local law, and verify credit and criminal reports for all prospective residents.
Prepare, process, and sign all leases and related forms, or supervise others in doing so.
Collect rents and late charges, and handle delinquent accounts.
Aggressively pursue lease renewals, sending notices at least 45 days before expiration.
Supervise leasing employees, ensuring strong closing techniques.
Handle evictions and landlord liens.
Maintain resident files, including move‑in sheets, move‑out notices, security dispositions, and warning notices.
Ensure residents have a clean, safe, and well‑maintained community.
Handle maintenance requests promptly and notify residents if parts must be ordered.
Maintain common areas and ensure availability of make‑ready vacant units.
Oversee risk management and emergency procedures, reporting incidents and preparing proper reports.
Continuously inspect the property and improvements, recording deficiencies and taking action within budget limits.
Maintain key control coding for all units and areas.
Supervise outside contractors and ensure preparation for code, mortgage, and all other inspections.
Report any violations of company policy to the Regional Community Supervisor.
Develop and enforce community policies and rules.
Requirements
Minimum of 3+ years of property‑management experience.
Strong logical thinking, data collection, fact‑drawing, and problem‑solving skills.
Excellent verbal and written communication in English; bilingual in Spanish is a plus.
Fair Housing certification required before interacting with prospects or residents.
Competence with personal computer skills, keyboard, internet search, math, Microsoft Office Suite (Word, Excel, Outlook) and community software applications.
Knowledge of OSHA laws and regulations; ability to work evenings and weekends.
Present self in a neat, clean, and professional manner throughout the workday.
Successfully pass a drug test.
College degree preferred.
Certified Apartment Manager (CAM) is an asset.
Accredited Resident Manager (ARM) is preferred.
