Community Manager
responsible for supervising, controlling, and planning the day-to-day activities of the apartment community. The role includes implementing company policies, procedures, and programs to ensure a well-managed, well-maintained building in compliance with all regulatory agencies and investor expectations. Screen, hire, orient, and train new personnel while maintaining accurate personnel records and handling administrative processes timely. Determine transitions and promotions for on‑site staff, file reports on work‑related injuries, and keep accurate community transaction records (rent rolls, delinquency reports, move‑ins/move‑outs, accounts payable). Prepare annual budgets and income projections, ensure timely rent and fee collection, approve invoices, and make daily bank deposits. Maximize property occupancy, utilize marketing strategies to attract prospective residents, and oversee leasing practices in compliance with federal, state, and local law. Supervise leasing employees, handle evictions and landlord liens, maintain resident files, and ensure a clean, safe, well‑maintained community. Coordinate maintenance requests, maintain common areas, manage key control, and handle emergencies with 24/7 availability. Review weekly reports for accuracy, supervise outside contractors, and prepare the property for code and mortgage inspections. Report violations, develop and enforce community policies, and continuously inspect and improve the property. Requirements
Minimum of 3+ years of property management experience. Analytical skills to define problems, gather data, and initiate appropriate actions. Strong verbal and written communication skills in English; bilingual Spanish is a plus. Achieve Fair Housing certification before interacting with prospects or residents. Competence in Microsoft Office Suite and community software applications. Knowledge of OSHA laws and regulations; ability to work evenings and weekends. Present self in a neat, clean, professional manner and comply with Employee Handbook expectations. Successfully pass a drug test. College degree preferred. Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Next Steps
