Key Responsibilities
- Provide input into the development of the property budget by analyzing financial statements, marketing information, and operational reports to establish historical and predictive performance patterns.
- Meet targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports.
- Approve invoices from vendors, contractors, and service providers for payment by reconciling work performed, ensuring validity of certificates of insurance, coding charges to appropriate Chart of Account codes, and managing communication between the vendor/contractor, accounting, and the client/owner as needed.
- Control expenditures by staying within the approved budget and managing the petty cash fund.
- Oversee lease enforcement by approving resident applications, discounts and renewal leases, conducting periodic apartment inspections, following notice requirements, evicting residents, and collecting late fees and other charges as allowable.
- Analyze current market and economic trends that may impact the property and implement short‑ and long‑range marketing and leasing strategies to achieve occupancy and revenue goals.
- Promote resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner and taking appropriate action to resolve service issues.
- Conduct regular property inspections and ensure the property’s physical aspects, grounds, buildings, and amenities meet safety, cleanliness, and appearance standards.
- Supervise property staff by interviewing, hiring, orienting, training employees, and managing their performance in accordance with company policies.
- Assist in managing the client/owner relationship by meeting with owners, conducting property tours, providing updates on performance, and responding to owner requests.
Physical Demands
- Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work inside/outside in all weather conditions.
- Push, pull, lift, carry 25 lb independently and 50 lb with assistance.
- Travel may be required to assist other properties, attend training, or other business meetings.
- Work flexible schedule, including call during evenings, weekends, and holidays.
The salary range for this position is $85,000 – $90,000.
Additional Compensation
- Corporate Positions: Eligible to participate in a quarterly or annual bonus program based on individual and company performance.
