About the Position The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. The role manages all phases of operations—including personnel, leasing, maintenance, financial, administration, and risk management—to ensure compliance with Asset’s policies, safety and fair housing guidelines, and liability concerns. As an on‑site leader, the Community Manager supervises all aspects of the property and staff, fostering a culture of harmony and quality job performance.
Essential Duties & Responsibilities
Personnel Management: Screen, hire, train, coach, and develop on‑site staff; maintain staff compliance with company policies; schedule weekly/daily office and maintenance assignments; address performance issues and, when necessary, assist with terminations.
Financial Management: Achieve the highest possible net operating income through cost control, revenue and leasing improvement; identify trends, recommend strategies, develop yearly operating budgets and forecasts; monitor deposits, rent collections, and vendor invoices; ensure accurate property close‑out and financial reporting.
Strategic Leasing Management: Develop yearly marketing plans and marketing strategies; employ effective leasing techniques to secure closures; manage resident complaints and requests; develop and implement resident retention programs; effectively show, lease, and move in prospective residents.
Administrative & Maintenance Management: Ensure accurate, complete, and timely administrative and leasing reporting; head the emergency team for the property; monitor service request turnaround and responsiveness of maintenance staff; maintain property appearance and coordinate repairs; plan for and utilize property resources, equipment, and supplies economically; give direction to maintenance, construction, and rehabilitation activities to ensure quality and expediency.
Education and Experience
High School Diploma or Equivalent; Bachelor’s degree preferred; or four years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Ability to understand and perform all on‑site software functions; basic computer skills required.
Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular communication with others; repeat motions that may include wrists, hands, and/or fingers; ability to work overtime, weekends, and night hours for emergencies.
Frequent standing or sitting for prolonged periods; moving between work sites; occasionally ascending/descending ladders, stairs, scaffolding, ramps, step stools; operating machinery or power tools; lifting objects up to 25 lbs.; working in various environments, including tight spaces, outdoor conditions, hazardous chemicals.
Work in extremely low or high temperatures, small or enclosed spaces, uneven terrain, and exposure to hazardous chemicals.
License and Equipment
Must have reliable transportation due to the emergency on‑call requirement.
Compensation At Asset Living, compensation decisions consider skills, background, certifications, and training. The offer is dependent on each candidate’s experience. The role offers a comprehensive total rewards package, including medical, dental, vision, life, accidental, and disability insurance; a 401(k) with employer matching; and commission and performance bonuses when applicable. Full‑time employees receive paid sick days and company holidays.
Salary Range $65,000 per year to $77,000 per year.
