Founded in 1986, the company has grown from a small property management firm to a trusted ally in real estate, managing multifamily, single‑family rentals, affordable housing, build‑to‑rent, active adult, and student housing properties across the country.
Key Responsibilities
Oversee all aspects of community operations under the supervision of the Regional Manager.
Manage personnel: recruit, train, coach, and develop on‑site staff; create schedules; address performance issues; ensure compliance with company policies.
Financial management: achieve net operating income goals, control costs, improve revenue and leasing, develop budgets, reconcile deposits, rent collections, vendor invoices, and closeout reports.
Strategic leasing: develop marketing plans, implement leasing techniques, handle resident complaints, run retention programs, and complete turnkey leasing processes.
Administrative & maintenance oversight: ensure accurate reporting, head emergency response, monitor service request turnaround, maintain property appearance, manage resources and supplies, and supervise maintenance activities.
Ensure compliance with safety, fair housing, and liability guidelines.
Qualifications & Experience
High School Diploma or equivalent; Bachelor’s degree preferred or four years’ industry experience; or equivalent education/experience combination.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Proficiency with on‑site software and basic computer skills.
Knowledge of Fair Housing Laws and OSHA requirements.
Ability to work overtime, weekends, and night hours for emergencies.
Physical Requirements
Stationary, standing or sitting for prolonged periods; frequent walking and moving between work sites.
Occasional ladder or stairs use; lift and move objects up to 25 lbs.; operate machinery and power tools; work in confined spaces and outdoor environments.
Must be able to handle extreme temperatures and hazardous chemicals as required.
License / Equipment
Reliable transportation required due to emergency on‑call responsibilities.
Compensation & Benefits Salary range: $28,000 to $30,000 per year.
