Job Summary The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. The role manages all phases of operations, including personnel, leasing, maintenance, financials, administration and risk management, ensuring compliance with company policies, safety guidelines, fair‑housing laws, and liability requirements.

Essential Duties & Responsibilities

Personnel Management: screen, hire, train, coach, and develop on‑site staff; maintain schedules; address performance issues; promote staff compliance with policies.

Financial Management: achieve maximum net operating income, control costs, improve revenue and leasing; develop annual operating budgets and forecasts; reconcile deposits, rent collections, vendor invoices, and ownership financial reports.

Strategic Leasing Management: develop marketing plans, execute leasing strategies, manage lease documentation, handle resident complaints and requests, implement resident retention programs, and assist with prospect shows and move‑ins.

Administrative & Maintenance Management: ensure accurate reporting, oversee emergency response, manage maintenance and repair activities, maintain property appearance, and manage vendor relationships.

Education & Experience

High School Diploma or equivalent; Bachelor’s degree preferred, or four years of housing industry experience, or 1–2 years of related experience.

Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.

Proficiency with on‑site software and basic computer skills.

Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

Regular communication, repetitive motions, and ability to work overtime, weekends, and nights.

Standing or sitting for prolonged periods; moving across the property; operating ladders, stairs, tools, and vehicles.

Capability to lift and move objects up to 25 lbs and work in varied temperature and environmental conditions.

License/Equipment Reliable transportation is required for emergency on‑call duties.

Salary & Benefits Salary Range: $70,000 – $80,000 per year. Benefits include medical, dental, vision, life, accidental and disability insurance; 401(k) with employer match; Paid sick days; company holidays; and performance bonuses when applicable.
