Personnel Management – screen, hire, train, coach, and develop on‑site staff; create weekly/daily schedules and assignments; address performance issues and terminations when necessary. Financial Management – achieve net operating income targets through cost‑control and revenue enhancement; develop yearly budgets; reconcile deposits, vendor invoices, rent collections; prepare accurate financial reports. Strategic Leasing Management – develop or implement marketing plans, lead leasing activities; ensure lease documentation and resident retention programs. Administrative & Maintenance Management – maintain accurate reporting; lead emergency response; manage maintenance requests and property appearance; coordinate equipment, supplies, and construction activities. Compliance – enforce company policies, safety, fair‑housing policies, and liability guidelines on site. Education / Experience
High School Diploma or Equivalent; bachelor’s degree preferred or four‑year experience in the housing industry, or one‑two year related experience and/or training. Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Basic computer skills and knowledge of on‑site software functions. Knowledge of Fair Housing Laws and OSHA requirements. Preferred: experience with tax credit or affordable housing programs. Physical Requirements
Stand, walk, and occasionally lift up to 25 lbs; use hands, reach, talk, hear; stand, kneel, crouch, crawl as needed. License / Equipment
Reliable transportation for emergency on‑call duties. Compensation & Benefits
