Community Manager The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. You will manage all phases of operations, including personnel, leasing, maintenance, financial administration, and risk management. You will supervise on-site staff to ensure compliance with Asset Living policies and procedures, safety, and fair housing guidelines.
Essential Duties & Responsibilities
Personnel Management: screen, hire, train, coach, and develop on-site staff; ensure ongoing training and guidance in compliance with Asset training benchmarks.
Scheduling: complete weekly/daily office and maintenance staff schedules and assignments.
Performance management: address performance issues, document communication with supervisor/HR, and terminate when necessary.
Staff development: promote harmony and quality job performance through leadership and support.
Policy compliance: ensure staff adherence to company policies and procedures.
Financial management: achieve NOI targets through cost control and revenue/leasing improvements; identify trends and recommend adjustments; develop yearly operating budgets/forecasts.
Financial operations: monitor timely deposits, rent collections, charges, and vendor invoice processing; ensure accurate financial reporting.
Strategic leasing management: develop yearly marketing plans and implement effective marketing strategies; ensure lease processes are followed and documentation is up to date.
Resident relations: address resident complaints and requests to ensure satisfaction; develop retention programs and communications.
Lease execution: effectively show, lease, and move-in prospective residents.
Administrative & maintenance management: ensure accurate reporting, on-time submissions, and emergency response leadership; monitor service requests and maintenance responsiveness; supervise property upkeep and inspections.
Resource management: plan and utilize property resources, obtain bids, and oversee vendor/supplier relationships; direct maintenance, construction, and rehabilitation activities to ensure quality and timeliness.
Education/Experience
High School Diploma or equivalent; Bachelor’s degree preferred, or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Ability to understand and perform on-site software functions; basic computer skills required.
Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regularly stand, use hands, reach, talk, and hear; occasionally walk, sit, stoop, kneel, crouch, or crawl; may lift and/or move up to 25 pounds.
Reasonable accommodations may be made to enable individuals with disabilities to perform essential functions.
License/Equipment
Must have reliable transportation due to on-call/emergency requirements.
Compensation and Benefits Salary Range: $41,600 per year to $52,000 per year. The compensation package includes a comprehensive total rewards program with benefits (medical, dental, vision, life, accidental, and disability insurance), 401K with employer matching, commissions and performance bonuses when applicable. Full-time employees receive paid sick days and company holidays.
