Community Manager The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As a Community Manager, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration & risk management. As an on‑site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset’s policies and procedures, safety and fair housing guidelines, and liability concerns.
Preferred Experience
Minimum of 2 years’ experience with affordable housing programs, including LIHTC, HUD (Project Based Section 8, Section 236, PRAC, 811 PRA, USDA – Rural Development (515), HCD, HOME Funds and Bonds)
Affordable Housing Accreditation (HCCP, HCP‑E, COS, BOS, TCS, CPO) or other applicable designations in affordable programs is preferred but not required.
Essential Duties & Responsibilities
Personnel Management – Regular/daily onsite attendance required; screen, hire, train, coach, and develop on‑site staff; conduct ongoing training, coaching, counseling, and guidance; complete weekly/daily office & maintenance staff schedules; address performance problems.
Financial Management – Achieve highest possible net operating income; develop yearly operating budgets/forecasts; monitor rent collections, vendor invoices, and property closeout.
Leasing Management – Develop yearly marketing plan; utilize marketing strategies & systems; ensure effective leasing techniques; handle resident complaints; develop retention programs; show, lease, and move in prospective residents.
Administrative & Maintenance Management – Ensure accurate reporting; handle emergencies; monitor service request turnaround; maintain property appearance; manage resources and supplies; oversee maintenance, construction, and rehabilitation activities.
Education & Experience
High School Diploma or Equivalent; Bachelor’s degree preferred or four years of experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Ability to understand and perform all on‑site software functions; basic computer skills required.
Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular standing, reaching, walking, sitting; occasional stooping, kneeling, crouching, crawling; must occasionally lift and/or move up to 25 pounds.

License & Equipment
Must have reliable transportation due to the emergency on‑call requirement.
Compensation Salary Range : $45,000 per year to $50,000 per year.
