Affordable Housing Community Manager
Location: Anchorage, AK
Responsibilities The Community Manager oversees all operations of a housing community under the supervision of the Regional Manager. As an on-site leader, the manager supervises all aspects of the property and staff to ensure compliance with Asset Living’s policies and procedures, safety and fair housing guidelines, and liability concerns.
Supervise all phases of operations, including personnel, leasing, maintenance, financial, administration & risk management.
Ensure compliance with company policies, safety, and fair housing guidelines.
Develop yearly operating budgets/forecasts and monitor financial performance.
Manage leasing strategy, marketing plans, and resident retention programs.
Lead administrative & maintenance management, including emergency response and customer service.
Document performance, conduct coaching, and coordinate with HR for staff development.
Qualifications
Minimum of 2 years’ experience with affordable housing programs (LIHTC, HUD Section 8, Section 236, PRAC, 811 PRA, USDA Rural Development, HOME Funds & Bonds).
Affordable Housing Accreditation preferred (HCCP, HCP-E, COS, BOS, TCS, CPO). Not required.
Regular/daily onsite attendance required.
Use consistent techniques & company directives to screen, hire, train, coach, and develop on-site staff.
Effective cost control, revenue & leasing improvement; identify trends and recommend strategies.
Strong leadership to promote harmony and quality job performance of staff.
Education & Experience
High School Diploma or equivalent; Bachelor’s degree preferred or four-year experience in the housing industry; or one to two years related experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Basic computer skills and knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regularly required to stand, use hands to finger, handle, or feel; reach with hands and arms; talk or hear.
Frequently required to walk and sit; occasionally required to stoop, kneel, crouch, or crawl.
Occasionally lift and/or move up to 25 pounds.

License & Equipment
Must have reliable transportation due to the emergency on-call requirement.
Salary Range $18.00 per year to $20.00 per year
