Community Manager Responsibilities

Personnel Management: screen, hire, train, coach and develop on‑site staff; prepare weekly and daily schedules and assignments; provide ongoing training, coaching and counseling; manage performance issues and, when necessary, terminate staff.

Financial Management: achieve net operating income through cost control and leasing improvement; develop yearly operating budgets; monitor deposits, rent collections, and vendor invoices; produce timely financial reports.

Strategic Leasing Management: develop yearly marketing plans, lead resident acquisition, manage leasing documentation, handle resident complaints and develop retention programs.

Administrative & Maintenance Management: ensure timeliness and accuracy of administrative reporting, lead the emergency response team, monitor maintenance service requests, maintain property appearance, and oversee construction and rehabilitation activities.

Compliance: maintain adherence to Asset policies, safety and fair housing guidelines, OSHA requirements, and liability standards.

Qualifications and Education

High school diploma or equivalent; a bachelor’s degree or four years of housing industry experience, or two years of related experience and training, is preferred.

Minimum 2 years of experience with affordable housing programs (e.g., LIHTC, HUD Section 8, USDA, HOME).

Affordable housing accreditation (HCCP, HCP‑E, COS, BOS, TCS, CPO) or other designations is preferred.

Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) certificates are preferred.

Basic computer skills and familiarity with on‑site software functions.

Knowledge of fair housing laws and OSHA requirements.

Physical Requirements

Regular standing, walking, and handling of items up to 25 lb; occasional stooping, kneeling, crouching or crawling.

Reasonable accommodations may be made for individuals with disabilities.

License and Equipment

Reliable transportation is required for the on‑call emergency duty.

Compensation and Benefits Salaries range from $70,000 to $75,000 per year.
