Assistant Community Manager The Assistant Community Manager oversees daily operations and financial functions under the supervision of the Community Manager, managing all phases of operations—including personnel, leasing, maintenance, financial, administration, and risk management—ensuring compliance with company policies, safety, and fair housing guidelines.
Essential Duties & Responsibilities Financial Management
Post all payments and income from applicants, residents, and non‑current residents accurately and promptly.
Process and reconcile all account receivables daily.
Monitor bad debt and prepare late notices, resident and guarantor contact, and filing of evictions.
Help the property meet budgeted revenues, expenses, and Net Operating Income.
Post charges to resident accounts and bill back utilities where applicable.
Complete end‑of‑month closing procedures and reporting.
Maintain accurate records and audit resident files for accuracy.
Walk units and post move‑out charges, statements, and security deposit refunds.
Personnel Management
Maintain regular onsite attendance.
Screen, hire, train, coach, and develop onsite staff.
Ensure staff compliance with training benchmarks and company policies.
Promote harmony and quality performance through support and leadership.
Implement effective leasing techniques and maintain accurate reporting.
Execute marketing plans and address resident complaints.
Develop resident retention programs.
Show, lease, and move in prospective residents.
Administrative Management
Manage customer service and monitor maintenance response times.
Maintain property appearance and schedule repairs.
Assist with supervision of all operational business functions.
Plan and utilize property resources and supplies economically.
Qualifications
Minimum 1 year experience with affordable housing programs (e.g., LIHTC, HUD Section 8, USDA Rural Development).
Preferred affordable housing accreditation (HCCP, HCP‑E, COS, BOS, TCS, CPO).
High School Diploma or equivalent; bachelor’s degree preferred or 2+ years in the housing industry.
Basic computer skills and familiarity with onsite software.
Knowledge of Fair Housing Laws and OSHA requirements.
Education & Experience
High School Diploma or equivalent; bachelor’s degree preferred or two years experience in the housing industry.
Basic computer proficiency.
Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
Regular standing or sitting for prolonged periods; occasional ladder, stair, or scaffold use.
Ability to lift and move objects up to 25 lbs, operate machinery and power tools.
Work overtime, weekends, night hours, and in various environmental conditions.
Salary Range:
$26 per hour to $28 per hour
